This guide compares the three neighborhoods at the center of Gastonia, then the rest of the city and the towns toward Charlotte, for anyone renting here: a year's lease or a few months' contract, furnished or not. Every figure is sourced and dated; where nobody publishes one, that is said.
What the numbers can and cannot tell you
Citywide rents are published; neighborhood rents are not. RentCafe, updated 1 October 2026, gives $1,218 for a one-bedroom and $1,351 for a two-bedroom; Zumper's 3 October medians are $1,050 and $1,249. The Census Bureau's 2020–2024 survey, via Census Reporter, puts median gross rent at $1,071 in ZIP code 28052, which takes in all three central neighborhoods, against $1,215 in 28054 and $1,214 in 28056. That is what sitting tenants pay, utilities included, so it trails asking rents. Nobody publishes furnished or short-stay averages here.
Crime figures are citywide only. The police department's 2025 annual report shows Part 1 crime down 14.83 percent and violent crime up 2.68 percent, 19 more reported crimes. There is no neighborhood breakdown, so this guide ranks none. The crime statistics page links to a map searchable by address.
Gastonia is about 21 miles west of Charlotte (Wikipedia). The average commute of its workers is 26.8 minutes, including those who work in town; we found no reliable published door-to-door time to uptown. NCDOT plans to widen about 10 miles of I-85 from six lanes to eight, from Exit 17 at US 321 to Exit 27 in Belmont; its page, updated 20 March 2026, says planning and development are underway.
Downtown
Downtown is the old commercial center on Main Avenue. Its historic district covers 46 acres of commercial, civic and multi-unit residential buildings from the 1890s to 1954. To the west is the 16-acre FUSE District around CaroMont Health Park, a 5,000-seat stadium opened in May 2021.
The housing is apartments and lofts. One conversion, Trenton Mill Lofts, put 85 apartments into an 1897 cotton mill in 2022 (REBusiness, June 2025). No downtown rent average exists.
Walk Score rates 110 East Main Avenue at 74, "very walkable", against a city average of 23. Most errands can be walked; the weekly shop usually cannot. The nearest branch on Food Lion's store list is at 111 West Garrison Boulevard, south of the center.
It suits single people, couples and contract staff who would rather walk than drive. The ballpark is an open question: its tenant, the Ghost Peppers, ceased operations on 30 September 2026, and the city-owned stadium has no operator, WCCB reported.
Loray Mill Village
Loray Mill Village sits at the western edge of downtown, between West Franklin Boulevard and Garrison Boulevard. Its National Register nomination of August 2000 describes a five-story brick mill of 1900–1901, once billed as the world's largest textile mill under one roof, and some thirty blocks of frame mill houses from the early 1900s to the 1920s, on small lots with few large trees. The mill was the site of the 1929 strike.
The mill's first 190 loft apartments opened in 2014. Loray Mill Lofts' floor plans on 4 October 2026 listed 902-square-foot one-bedrooms at $1,365 to $1,430 base rent and 1,122-square-foot two-bedrooms at $1,550 to $1,635; the advertised total, which the site says includes mandatory fees, is $110 a month higher.
The houses are another market. In 2016 an article republished by Preservation North Carolina counted about 500 houses of 900 to 1,200 square feet, three-quarters of them rentals, many poorly maintained. Houses the group has restored carry covenants barring owners from renting them out, the Gaston Gazette reported in 2019, so the rentals are the other houses, in varying condition. Walk Score gives the mill 42, "car-dependent".
It suits renters who want a loft in a landmark, or a small house at the lower end of city rents, and who will drive for groceries. See any house before signing.
York Chester
York Chester, just south of downtown, is almost entirely houses. Its National Register nomination of May 2005 covers 193 acres of houses built from about 1856 to 1955, most heavily in the 1920s: Queen Anne houses, bungalows, Foursquares, Cape Cods and ranches, with a few apartment buildings and duplexes, some garage apartments, and a heavy canopy of mature trees. The former high school on South York Street has been converted to apartments.
For a renter that means a house, half a duplex or a garage apartment, priced by its owner; no rent figure is published. South York and South Chester streets are one-way and heavily trafficked, the nomination notes, so pick a side street for quiet. Walk Score rates the addresses we checked from 52 on West Harvie Avenue to 66 on South Chester Street, "somewhat walkable". The Food Lion on West Garrison Boulevard, which crosses the district, is the chain's closest store.
It suits families and anyone on a longer lease who wants a house with a yard close to the center. The trade-off is age. Under the federal lead disclosure rule, landlords of housing built before 1978 must give tenants the EPA's lead pamphlet and disclose known lead-based paint, except on leases of 100 days or less with no renewal. On a short stay, ask anyway; the same goes for the mill houses.
Other parts of Gastonia, and the towns toward Charlotte
- The east side, New Hope Road and I-85 (ZIP 28054). Home to CaroMont Regional Medical Center, 476 beds at 2525 Court Drive. Census Reporter's figures show 53 percent of households renting and 34 percent of homes in multi-unit buildings, against 22 percent across the metro: much of the city's apartment stock is here. Its average commute, 24.8 minutes, is the shortest of the city's three main ZIP codes.
- The south side, Union Road and South New Hope Road (ZIP 28056). Owner-occupied suburbs: 79 percent of households own and median household income is $90,427, per Census Reporter, and 47 percent of homes date from 1990 or later. Renting usually means a house from its owner; the average commute, 28.4 minutes, is the longest of the three.
- West, toward Crowders Mountain. The state park's Linwood Road access has a Gastonia address. We found no rent data for this side, which is the furthest from Charlotte.
- Belmont. A city of 15,010 in 2020, 12 miles west of Charlotte and 10 east of Gastonia (Wikipedia). CaroMont's 54-bed Belmont hospital opened by I-85 Exit 27 in January 2025. RentCafe's 1 October 2026 Belmont average is $1,653; Zumper's medians are $1,208 for a one-bedroom and $1,632 for a two-bedroom.
- Cramerton. A mill town of 5,296 in 2020 on the South Fork River, seven miles east of Gastonia and 16 west of Charlotte (Wikipedia). Zumper shows $1,095 for a one-bedroom and $1,832 for a two-bedroom on 4 October 2026, but its overall median jumped 47 percent in a year: too few listings to read as a price.
- Mount Holly. A city of 17,703 in 2020, up from 13,656 in 2010, west of the Catawba and north of I-85 (Wikipedia). Zumper's 3 October 2026 medians are $1,200 for a one-bedroom and $1,515 for a two-bedroom.
Choosing by situation
- CaroMont staff. The east side for the shortest drive to Court Drive and the most apartments; Downtown or York Chester for something older, across town. Belmont hospital staff should start in Belmont or Cramerton.
- A contract of a few months. Downtown or the mill village to be central, the east side to be near the hospital. Ask complexes for their shortest lease, or look for a furnished place let by its owner; the best time to rent covers how early to start.
- Charlotte commuter. Belmont, Cramerton and Mount Holly shorten the drive and generally cost more; central Gastonia costs less and adds miles. Drive the route at rush hour before signing.
- Family. York Chester for an older house near the center, the south side for newer houses on owner-occupied streets. Confirm the school assignment for the exact address with Gaston County Schools.
- Tight budget. ZIP 28052, covering the mill village and York Chester, has the lowest median gross rent of the city's three main ZIP codes.
- Little driving. Downtown, the only area here Walk Score rates very walkable. Groceries still mean the car.
No one publishes rent averages for these three neighborhoods, census medians lag the market, and a building's prices hold for the day you look. Crime data is citywide.
